Our Inspection Process

At Good Bones, our inspections follow the New Zealand Residential Property Inspection Standard (NZS 4306:2005). This ensures every inspection is detailed, consistent, and focused on what matters most.

Visual inspection of the section, including retaining walls, fencing, paving, decking, and drainage.

Using a subfloor rover, we assess piles, framing, insulation, plumbing, ventilation, and ground conditions.

Spot-checked with a ZIPLEVEL 2000, a precision altimeter accurate to within 2 mm, to help identify any unevenness, movement, or settlement.

Ladder and drone inspection of roofing materials, fixings, flashings, penetrations, gutters, and downpipes.

Assessment of framing, insulation, roof underlay, ventilation, plumbing, electrical, roof penetrations, and signs of pests.

Visual and drone-assisted review of cladding, windows, doors, flashings, and overall weathertightness.

Inspection of walls, ceilings, floors, lighting, joinery, and finishes.

Review of plumbing fittings, fixtures, and cabinetry, with non-invasive moisture testing in wet areas.

Non-invasive checks around plumbing, wet areas, and the external envelope to assess leaks or dampness.

Notes on renovations or alterations, with attention to workmanship and whether work appears consistent with the Building Code and council requirements.

Review of EQC Scope of Works and repair documentation against on-site findings.
